Drone Roof Inspection for CROUS Student Residences in Marseille and Avignon

In late April 2026, Drone-Pictures was commissioned by a building rehabilitation and consulting firm to conduct an aerial inspection campaign on more than twenty roofs belonging to CROUS student residences located in Marseille and Avignon, southern France.

The primary objective of the mission was to identify visible defects and signs of deterioration on traditional red tile roofs that could potentially lead to water infiltration or waterproofing failures. By leveraging advanced drone technology, the inspection team was able to provide the client with highly detailed visual data while significantly improving efficiency and safety compared to traditional inspection methods.

Preserving Student Housing Assets Through Preventive Inspection

Student residences represent a valuable real estate asset that requires ongoing maintenance and regular condition assessments. Over time, roofing systems are exposed to harsh weather conditions, temperature fluctuations, wind, UV radiation, and natural aging processes that can compromise their integrity.

Common roofing issues identified during inspections often include:

  1. Broken or cracked roof tiles
  2. Displaced or missing tiles
  3. Damaged ridge caps
  4. Deteriorated flashing and waterproofing elements
  5. Vegetation growth
  6. Drainage problems
  7. Debris accumulation
  8. Structural wear and weather-related deterioration

Detecting these issues at an early stage is essential for preventing costly repairs and extending the lifespan of the building envelope. This preventive maintenance approach was one of the key reasons why the consulting firm selected drone technology for this project.

Why Use a Drone for Roof Inspections?

Traditional roof inspections often require technicians to physically access the roof using ladders, scaffolding, aerial lifts, or rope access systems. On sloped roofs, inspectors must wear safety harnesses and move cautiously while remaining connected to fall-protection systems.

Although effective, these methods can be time-consuming, expensive, and potentially hazardous. Working at height remains one of the most significant safety risks within the construction and building maintenance industries.

Drone inspections eliminate many of these challenges.

By keeping personnel safely on the ground, drones can quickly capture detailed imagery of an entire roofing system without exposing inspectors to the risks associated with working at height. This approach not only improves safety but also dramatically reduces the time required to complete an inspection.

Ultra-High Resolution Imaging for Detailed Diagnostics

For this mission, Drone-Pictures deployed DJI Mavic 4 Pro drones equipped with state-of-the-art imaging systems capable of producing photographs ranging from 48 to 100 megapixels.

This exceptional image quality provides a major advantage during the analysis phase. While the drone captures comprehensive visual coverage on site, the true value becomes apparent once the imagery is reviewed in the office.

High-resolution photographs allow experts to zoom deeply into specific areas of the roof while maintaining outstanding image clarity. As a result, building consultants can closely examine every component of the roofing system, including:

  1. Individual roof tiles
  2. Ridge lines
  3. Valleys and junctions
  4. Flashings
  5. Gutters and drainage systems
  6. Roof penetrations
  7. Technical installations
  8. Areas showing signs of wear or damage

This level of detail enables the preparation of highly accurate and well-documented inspection reports, complete with visual evidence supporting each observation.

Significant Time Savings for Building Experts

One of the most compelling advantages of drone technology is the speed at which inspections can be completed.

Where conventional roof access may require extensive preparation and safety measures before any inspection can begin, a drone can often be deployed within minutes. Large building portfolios can therefore be surveyed far more efficiently.

For this project involving more than twenty buildings spread across Marseille and Avignon, drone operations allowed the consulting firm to obtain a comprehensive overview of roof conditions within a significantly reduced timeframe.

The resulting efficiency accelerated the diagnostic process and helped support maintenance planning and rehabilitation strategies.

At Drone-Pictures, we take pride in making inspections more efficient, safer, and cost-effective.

A Unique Perspective from Above

Beyond safety and efficiency, drones offer a valuable aerial perspective that is simply impossible to achieve from ground level or through conventional rooftop inspections alone.

Bird’s-eye views and oblique imagery provide a comprehensive understanding of the roof’s overall condition and can reveal patterns that may not be immediately visible when examining isolated sections of the structure.

Drainage paths, water accumulation areas, aging patterns, and broader maintenance concerns can often be identified more effectively when viewed from above.

For engineers, architects, surveyors, building consultants, and asset managers, this global perspective complements detailed close-up inspections and contributes to more informed decision-making.

Drone Technology: A Powerful Tool for Building Rehabilitation Projects

Recent advancements in drone technology have transformed the way building inspections are conducted. Modern drones combine exceptional image quality, stable flight performance, operational flexibility, and cost efficiency, making them an increasingly valuable tool for technical surveys and asset management.

The inspection campaign carried out on CROUS student residences in Marseille and Avignon demonstrates how drones can provide safer, faster, and more detailed roof assessments than many traditional methods.

By capturing ultra-high-resolution imagery with DJI Mavic 4 Pro drones, Drone-Pictures delivered the visual data necessary for experts to identify roofing defects, assess waterproofing risks, and prepare detailed rehabilitation recommendations.

Today, drone-based inspections have become an essential solution for building consultants, engineering firms, property managers, public institutions, and maintenance professionals seeking accurate information while minimizing operational risks and costs.

Drone-Pictures regularly supports engineering firms, building experts, architects, and public organizations throughout France with professional aerial inspection services. Our drone solutions provide the detailed imagery needed to assess structures, document defects, and support informed maintenance and rehabilitation decisions.
